Paid valuation reports: a deeper version of the same question, from sales evidence, sometimes with a professional's judgement attached. Still silent on floods, defects and contamination.

Conveyancer certificates and searches: the authoritative planning and title record, ordered one by one at contract stage. Each certificate answers its own narrow question well, the set is priced per document, and by the time they arrive you are negotiating, not shortlisting.
