# PropertyFlags: find the red flags first

The listing will not mention the red flags. We will. PropertyFlags checks
every official government register we can query for an Australian address
and names each one on the report. Not a data dump: every flag comes with
what it means and the question to ask the real estate agent.

## How it works

1. Type an Australian address at https://propertyflags.com.au
2. The free check shows how many red, yellow and green flags the address
   has, in about a minute, with no signup.
3. The full report is a one off purchase: A$29 for buyers, A$19 for
   renters. No subscriptions, no accounts. The report link stays valid and
   is also emailed as a PDF.

## What gets checked

Depending on state, roughly 20 to 30 official sources per address:
zoning and planning overlays, flood planning, bushfire prone land,
in-force building defect orders, EPA contaminated land records, heritage
listings, aircraft noise, rail and main road proximity, development
applications, crime statistics, demographics and more. Every line of the
report names its source register.

Honesty rules: a "clear" result means "nothing on the register we
checked", never "no risk". Estimates are labelled estimates. Flags are
counted, never scored.

## The questions it answers first

The five findings buyers most often cannot see at an inspection: in-force
building defect orders (NSW register), the mapped flood category with a
diagrammatic extract of the mapped extent, development applications lodged
or approved nearby (where the state publishes them), contamination
register entries nearby (a yellow flag for the subject property), and
aircraft noise corridors including the Western Sydney International
corridors before they are active. Checks vary by state; the report names
every register consulted and says plainly when a state does not publish
one.

NSW, Victoria, Queensland (Brisbane City Council, City of Gold Coast, City of Moreton Bay, Sunshine Coast Council, Rockhampton Regional Council and Logan City Council), South Australia, Tasmania
and the ACT. The renter report is
available in all six states.
