At the inspection: senses first
Smell the closed rooms before anyone opens a window. Look for one wall with fresher paint than the rest, bubbling, swollen skirting, staining at window frames, black spotting in grout and silicone. Open the wardrobe in the coldest room and smell again. Check whether the bathroom has a working fan or just a window. If the inspection is in summer, remember that everything damp shows in winter; a dry January says little.
Before the inspection: the structural signals
Damp has geography. An apartment whose living side faces away from the winter sun spends June in shade; a neighbouring tower in the sun path deepens it; a bathroom without external ventilation keeps moisture in. And when a building has had waterproofing failures serious enough to reach the regulator's record, that record is public.
None of this is visible on a Saturday morning, and all of it can be read before you apply: the aspect from geometry, the overshadowing from surrounding building heights, the waterproofing history from the defect orders register.
